How each sheet will be labeled
- Current: Sheet effective today, validated, with its stated issue time.
- Prior business day: 05:00 run found no new sheet yet, or weekend/holiday — shown with its real effective date.
- Repriced: A later lender reprice replaces the earlier sheet; both times are kept.
- Stale / failed: No valid recent sheet — prices hidden and staff alerted.
- Unvalidated: Received but checklist not passed — never shown publicly.
Every quote will show the sheet's issue/effective time separately from our refresh time.
Required before any rate is published
- Written UWM permission to receive and publicly display rate-sheet pricing
- Authorized delivery method (API or permitted sheet delivery) — no scraping of authenticated EASE
- Sheet issue time, effective time, and reprice notices parsed and preserved
- Broker compensation and points/credits convention confirmed for displayed pricing
- Loan-level price adjustments applied for the published example scenario
- Fee set and APR methodology reviewed (Reg Z) for the example scenario
- Scenario assumptions shown: loan amount, LTV/down payment, credit score, occupancy, purpose, property type/location, lock period
- Compliance review of public rate advertising and disclosures
- Scheduler and repricing checks tested end to end with alerting on failure
A wholesale rate sheet alone does not determine a borrower's rate or APR.
